The River Update

The River project steadily progressed during the month of April as predicted and provided in construction Contract and programme, with due allowances for the week-long Songkran holiday.

The South Tower's core structure has reached Level 39/40 with the floor slab at level 34. The North Tower, the core is at Level 29/30 while the floor slab has achieved level 26. The Private Residence Club swimming pool, Level 23 of the North Tower, R.C. structure already complete and awaiting mechanical and electrical fit out together with architectural trades finishes.

Internal architectural trade's cyclical works have begun and will continue to follow the R.C structure. Mechanical electrical first fix installations are following internal wall construction. External curtain wall installation North Tower has been nominally delayed pending availability of IGU glazing units, which have now been delivered and will enable programme recovery be achieved in July. Further curtain wall and "stick wall/window wall" installation is scheduled for commencement during the beginning of May in both Towers.

The majority of the common area podium's structure is now complete and the swimming pool and garden area is beginning to emerge on the final floor while construction of the parapet wall is ongoing.

Northpoint Update

April 2010 construction works at the Northpoint project continued with the pace of construction activity being markedly increased as we approach the final weeks. Phased home owner inspections are ongoing and ownership transfers are being processed to take advantage of the extended transfer tax relief scheme.

Internally, apartment fit-out works are continuing towards completion commensurate with corridors, fire escape stairs and common areas. Building signage is being installed throughout the project. At both towers the external decorative paint finishes are now complete and external final cleaning of all facades, aluminium and glass and external louvers are being completed. The main entrance lobby fit-out works are now complete at both towers and are being furnished. The lift car fit-out works are now in process and two lifts per building have already been completed. Works to the sky gardens at level 29 tower A and level 24 tower B are now also practically complete. All management offices and back of house facilities are occupied and functional. MATV antennae are now installed and connected.

Externally, all the beachfront zone and area fronting tower B hardscape, softscape, swimming pools, slides and water feature works are complete. Tree planting and landscaping works to all remaining areas of the 12-rai site are likewise complete. Canopies to the car drop-off zones are installed and complete. The main entrance guard house and site boundary wall construction works are complete. Final finishes to the roads are currently being installed and scheduled to be finished by the end of April.

At the car park building roof-top the tennis court is complete. The car park building painting works are virtually complete as are the wire mesh and planter box façade installations together with irrigation systems. Security controls and access systems are now installed and being commissioned.

TREBS Visit

A group of students from the Thai Real Estate Business School recently conducted a field visit to the Northpoint site as part of their Real Estate Appraisal course. The Northpoint team was on hand to show the keen scholars the soon-to-be-completed project and made sure their visit to Pattaya was a pleasant one.
